The St. Regis Residences Brickell at 1809 Brickell Avenue is Robert A.M. Stern Architects' first Florida residential project — the New York-based RAMSA behind 15 Central Park West, 220 Central Park South, and 30 Park Place, three of the highest-trading Manhattan condominium addresses ever built. Robert A.M. Stern himself passed in 2025; this is one of his final personally-overseen projects. Co-developed by The Related Group and Integra Investments. The two-tower configuration totals 152 residences — not 354 as some earlier marketing suggested — across the 50-story tower, including penthouses, sky villas, and two stand-alone garden villas with private street-level entry, which is unprecedented in Brickell. RAMSA's classical-modern vernacular brings a Park Avenue sensibility that's been absent in Brickell's glass-tower era — same logic as RAMSA's New York work, which trades at a permanent premium over equivalent contemporary buildings. Rockwell Group designed the amenity spaces with Streamline Moderne references inspired by 1930s and 1940s ocean liners. Construction broke ground November 2024 on a $527M financing close. St. Regis butler service is included for every residence. Pricing starts $2.5M and runs to $35M+. David's pitch to RAMSA-literate buyers relocating from New York: this is the only Florida product with the exact Stern fingerprints on it, and the inventory is half the size of any New York RAMSA building.
