Monad Terrace
South of Fifth · Biscayne Bay
Monad Terrace at 1300 West Avenue is Jean Nouvel's only Miami Beach building and one of just three U.S. residential projects he's done — the same Pritzker Prize architect behind the Louvre Abu Dhabi and the Philharmonie de Paris. Developed by Michael Stern's JDS Development (the same JDS bringing the 90-story Major Residences supertall to Brickell with Major Food Group) and delivered in 2021, the 14-story bayfront building includes 59 residences. The lagoon-facing pool plate is the most photographed amenity in 33139 — Nouvel's faceted reflecting lagoon captures light off Biscayne Bay and projects it onto the building's faceted glass facade, turning the entire west elevation into a daily light show. Resales are active in the $2.5M – $15M range with the bay-facing penthouses commanding the top. Pricing has stayed remarkably resilient compared to other 2020-vintage SoFi-adjacent buildings because the architecture is the asset — Nouvel buildings don't depreciate at resale the way developer-grade towers do. David shows Monad Terrace to every architecturally literate buyer relocating from New York or San Francisco, because it's the easiest building in Miami Beach to explain to someone who already cares about Nouvel.
