The Residences at Mandarin Oriental Miami at 500 Brickell Key Drive is Swire Properties' complete repositioning of the east end of Brickell Key — the original 1980s Mandarin Oriental Hotel was demolished to make way for two new ultra-luxury residential towers plus a new MO hotel. Kohn Pedersen Fox (KPF) is the architect — that's the same KPF behind 432 Park Avenue and Hudson Yards Tower 30 in New York, the Shanghai World Financial Center, and the Lotte World Tower in Seoul. Tristan Auer handles South Tower interiors; Laura Gonzalez designed the North Tower residential interiors. The half-acre amenity deck spans between the two towers via an elevated sky bridge and includes the only true private beach on Brickell Key. 228 private residences in the South Tower, plus 70 in the North Tower and 28 Hotel Collection residences priced from $3M for a two-bedroom up to $40M+ for the trophy penthouses; Swire has already sold $1.3B ahead of groundbreaking, including March 2026 dual penthouse sales totaling $100M. Construction expected to last four years with delivery targeted 2030. For David's clients, this is the Brickell Key reset — the original Mandarin Oriental hotel was where the international elite stayed when visiting Miami in the 1990s and 2000s; the new branded residences inherit that buyer base directly. KPF's curved-sail tower profile reads like a lighthouse on Biscayne Bay and architecturally anchors the entire Brickell skyline from any westbound boat coming in from the Atlantic.

"Mandarin Oriental's reset of Brickell Key. Two towers connected by an elevated bridge with a half-acre amenity deck."
