Continuum Club & Residences North Bay Village
North Bay Village · 1755 John F Kennedy Causeway
Continuum Club & Residences at 1755 JFK Causeway is Ian Bruce Eichner's first project outside the original two-tower South of Fifth Continuum campus — where the Continuum brand has set the resale benchmark since 2002. The 32-story bayfront tower brings the Continuum amenity model (full-service spa, private restaurant, tennis, beach club) to a North Bay Village site that until now was mid-century walk-ups. Arquitectonica (Bernardo Fort-Brescia) is the architect, with interiors by Durukan Design and landscape by Martha Schwartz Partners. Developed by Continuum Company in partnership with Aksoy Holdings, 198 residences range from $1.5M studios up to bayfront penthouses pushing $15M+. Construction loan ($344M) closed April 2026 and delivery is now targeting early 2028. For David's clients comparing this against original Continuum South Beach resales, the pitch is that Eichner is doing it again at a tenth the price-per-foot. The original Continuum is the floor; the new NBV project is the early-cycle entry point into a brand-new luxury district that's about to absorb Two Roads, Shoma, and Related all at once.
"Continuum's first project outside the original South Beach campus. Brings the South of Fifth amenity model to NBV."
