The Central Core is downtown Aspen, the historic commercial heart built around the Cooper, Hyman, Mill, and Galena pedestrian malls, where restaurants, galleries, and shops sit steps from the door. The Silver Queen Gondola rises straight out of the core, so much of the inventory is genuine walk-to-lift condos and townhomes at the base of Aspen Mountain. It's the densest and most condo-heavy part of town, which is why entry prices start below the estate areas even as the trophy penthouses run high. A 2012 city ordinance banned new free-market condos in the commercial core, so supply here is effectively fixed and turnover is what drives availability. Buyers trade square footage and a yard for the ability to ski, dine, and walk to everything without ever moving the car. It draws lock-and-leave second-home owners and anyone who wants the lift line, the restaurants, and the galleries all within a block.
